An aparthotel or residence is not a hotel: every unit has a kitchen, stays run for weeks and housekeeping is not daily. The risk therefore shifts from bed bugs towards cockroaches and rodents, with harbourages developing in units nobody inspects for the length of the stay. Why the risk changes nature

A private kitchen in every unit means food, water and warmth distributed throughout the building. German cockroaches thrive there, all the more so as they move vertically through kitchen and bathroom risers: a harbourage on the second floor becomes a problem for the whole riser.

Stay length pushes in the same direction. In a hotel, a room is seen every day by housekeeping. In a residence, a unit may only be inspected when it is released, several weeks later — long enough for a harbourage to become a population.

Student residences and medium-stay accommodation combine those factors with heavy seasonal turnover: at the end-of-year mass checkout, several units reveal situations that have been developing for months.

The checkout inspection is the linchpin

Every unit release should trigger a standardised check: bedding and bed structure, under and behind appliances, worktop joints, traps and pipe penetrations, kitchen skirting boards. It is the only window in which inspection is both easy and complete.

That check is recorded, unit by unit, in the property register. Across a portfolio of several dozen units, this history identifies which risers and floors are genuinely problematic, and lets treatment be targeted rather than blanket.

Informing long-stay occupants

An occupant staying several weeks is your best sensor — provided they know what to report and are not afraid to do it. Many stay silent for fear of being blamed or losing a deposit, and the harbourage grows throughout the stay.

A short welcome note explaining what to do if they notice something, and guaranteeing the matter will be handled without automatic blame, measurably shortens the average reporting delay. We provide that template document as part of the contract.

Frequently asked questions from hosts

Does a whole riser need treating for one affected unit?

Often yes, certainly for cockroaches. They move through kitchen and bathroom ducts, so treating a single unit lets the population rebuild from neighbouring flats. The survey determines the exact extent, but an isolated treatment on an active riser is nearly always a treatment you will have to repeat.

How do we handle an occupant present during treatment?

Treating an occupied unit is possible: it requires the unit to be prepared and involves a re-entry interval for certain products, which we set out in writing. In a residence it is often simpler to offer a short move to another unit.

Is an annual contract suitable for a residence?

It is the most appropriate format, with visit frequency aligned to turnover periods. Mass checkouts — end of the academic year, end of season — justify a temporary increase in checks over a short window.
